About our exterior coating system

A professional exterior coating system for masonry surfaces provides: moisture and mildew resistance, UV protection, and a durable finish that bonds to stucco and concrete block. Some specialized reflective coatings may help reduce solar heat absorption through exterior walls — the U.S. Department of Energy notes that light-colored or reflective exterior finishes can contribute to lower cooling loads. Specific performance depends on the product selected, surface condition and professional application. We document the product characteristics for each project.

Less Solar Heat. More Comfort. Greater Daytime Privacy.

Solar control window film reduces heat gain through glass — less glare, cooler rooms and UV protection for furniture and flooring, without significantly darkening the space.

Applied to existing windows without replacement. Professional installation on residential doors, windows and sliding glass doors — residential and commercial.

Clear Heat Control

Maximum visible light with reduced solar heat gain. Ideal for spaces where natural brightness is the priority.

Virtually invisible — preserves the look of untreated glass while blocking UV radiation.

Balanced Solar Control

Moderate tint balancing heat rejection with natural light. Reduces glare noticeably while maintaining comfortable views.

Popular for living rooms, offices and sun-facing windows in South Florida.

Privacy & Heat Control

Higher opacity for daytime privacy with significant solar heat reduction. Reflective exterior appearance during daylight hours.

Privacy applies during daytime when exterior light exceeds interior light. Interior is visible from outside at night.

How Window Film Works

Window films are evaluated by three key metrics: VLT (Visible Light Transmittance) — the percentage of visible light that passes through the glass; TSER (Total Solar Energy Rejected) — the percentage of total solar energy blocked; and UV Rejection — typically above 99% for quality window films. Lower VLT means darker appearance; higher TSER means more heat rejected. The right combination depends on window orientation, room use and comfort goals. Specific product performance varies; we document specifications for each installation.

Two layers. One thermal shield.

Your attic is the primary entry point for heat in South Florida. Two complementary solutions — each targeting a different heat transfer mechanism.

Stop the heat at the source.

Inadequate attic insulation is one of the main reasons homes overheat in South Florida — adding or upgrading insulation reduces heat transfer into living spaces.

R-value and Climate Zone 1 specifications

The U.S. Department of Energy recommends R-30 to R-60 for attic insulation in Climate Zone 1 (South Florida's zone). R-value measures thermal resistance — higher values mean better insulation performance. Both fiberglass and cellulose are effective options; cellulose is typically made from recycled content and provides good air-sealing properties when properly installed.

Reflect the heat away.

A reflective foil installed on the underside of roof rafters that blocks radiant heat from entering your living space — before it even reaches the insulation.

One-day installation with no structural changes to the roof. Especially effective in hot, sunny climates like South Florida.

How radiant barriers work

Radiant barriers work by reducing radiant heat transfer — heat that travels as electromagnetic radiation from the hot roof surface into the attic. A reflective surface (typically aluminum foil) with low emissivity reflects most of this radiation back toward the roof. According to the DOE, radiant barriers can reduce cooling energy use in hot climates when correctly installed on the underside of roof rafters. Effectiveness varies by roof type, attic ventilation and local climate.

Know before you invest.

Before recommending any service, we visit your home and assess what it actually needs — exterior walls, windows, attic conditions and A/C.

Free and with no commitment. The evaluation is our first step — it's how we make sure every recommendation fits your specific home.

What the evaluation covers

The evaluation reviews: exterior wall condition and paint state; window type, age and solar heat gain; attic insulation level (R-value estimate); radiant barrier presence; A/C unit age and operational condition. Gator Construction provides observations and options — we are not a licensed energy auditor and do not provide certified energy assessments or guarantee specific savings.
